Almost every difficulty in a normal residential treatment comes from the fact that people live there. An empty unit removes all of it at once.
- Full access. The technician can reach every metre of skirting, every wall-floor junction, the backs of cabinets, the space behind and under appliances, and the service voids around pipework. In an occupied flat, roughly a third of the harbourage sits behind furniture nobody wants to move.
- No competing food. Gel bait works by being the most appealing thing in the room. In a lived-in kitchen it competes with crumbs, pet bowls, cooking residue and overnight washing-up. In an empty kitchen, the bait is the only food source, and uptake is dramatically better.
- No scheduling around people. No re-entry interval to work around, no children or pets to move out for a few hours, no need to cover aquariums or clear worktops. The technician works at proper pace instead of rushing to hand the flat back.
- The residual has time to bond. A residual spray needs to dry and settle on the surface to form a stable film. Treating before belongings arrive means nothing is dragged across a wet band of product, and no boxes are stacked over treated skirting.

What to inspect before you sign or move in
Do this at the viewing if you can, and again at handover. It takes five minutes and it is the only survey you will get for free.
- Under-sink cabinets. The single most useful spot in the property. Look for droppings, dead insects, and the gaps around pipe penetrations where they enter from the riser. Open cabinets in both the kitchen and every bathroom.
- Behind and under the kitchen appliances. Pull the fridge forward if you can. Warm motor housings are the classic German cockroach harbourage, and the floor behind an oven collects the evidence.
- The AC condensate drain entry. Wherever the condensate line enters the wall or ceiling void, check whether the penetration is sealed. An unsealed one is an open corridor from the service void.
- Bathroom floor drains. Put your nose near them. A dried-out trap smells faintly of sewer, and that means the water seal has evaporated and insects and odour have a clear route in.
- Skirting and wall-floor junctions. Look for pepper-like dots. Cockroach faecal specks are small, dark and clustered near harbourage, and they do not wipe off in one pass.
- Window and door seals. Gaps under external doors, perished balcony door brushes, torn insect screens.
- Balcony and AC platform. Pigeon nesting material, droppings and feathers on the condenser platform. This is invisible from inside the flat and expensive to deal with later.
- Wooden door frames and skirting. Mud tubes running up a frame or along a wall base indicate termites, which is a landlord conversation before it is a tenant one.

An empty flat has been cleaned, so the obvious evidence is usually gone. What survives the clean is the previous occupant's attempts to deal with it.
- Dead insects in cabinets and light fittings. A few dead cockroaches in a drawer runner or a scatter of insects in a ceiling light bowl means there was a population, not a visitor.
- Gel bait dots left on hinges. Small dried beads inside cabinet hinges and along cabinet edges are professional gel placements. Somebody treated this unit, which tells you there was something to treat.
- Sticky monitor traps behind appliances. Cardboard monitors tucked behind the fridge or under the sink are left by pest control companies. Check what is stuck to them.
- Fresh silicone or expanding foam around pipes. New sealant on old pipework is proofing work, and proofing is done in response to something.
None of this is a reason to walk away. It is a reason to ask the agent what was treated, when and by whom, and to make the handover treatment a condition of signing.
What a handover treatment should cover
A move-in treatment is broader and shallower than a targeted infestation job. It is designed to close entry routes and leave a protective film before anything establishes.
- General residual spray to entry points, skirting, wall-floor junctions, service voids and wet areas including under sinks and behind bathroom fittings.
- Gel bait in the kitchen if there is any cockroach evidence at all. Placed in hinge voids, cabinet corners, appliance recesses and along pipe runs. See the cockroach control service for how the bait transfer works.
- Drain treatment for floor gullies and kitchen drains to clear the organic film that small flies breed in.
- Sealing pipe penetrations under sinks and around the AC condensate line, which is the practical fix that stops re-entry from the riser.

Timing it around the deep clean and the movers
Order of operations matters. Deep clean first, pest treatment second, furniture third. Cleaning after treatment strips the residual film off exactly the surfaces it needs to sit on, so a handover clean scheduled the day after the spray undoes most of the work.
Book the treatment 24 to 48 hours before the movers arrive. That covers drying time and ventilation, and it means nobody is unpacking into rooms that still smell of product. If you are moving in the same day, ventilate hard and keep to the re-entry interval the technician gives you.
Dubai specifics worth knowing
Talk to the landlord or agent first. Treating an existing infestation before handover is generally the landlord's side of the deal, while ongoing prevention during the tenancy is yours. Ask what the building does. Many towers and communities run a common-area programme covering risers, refuse rooms and landscaping. Knowing the schedule tells you whether your unit is protected from the shared routes or entirely on its own.
Ground floor and villas carry more pressure. Units next to landscaping, irrigation and soft ground see more ants, more mosquitoes and, in villa communities, genuine termite risk. Villa handovers are worth treating more thoroughly than a mid-tower apartment.
Run every tap and drain. A unit empty for months in Dubai heat will have dried-out drain traps in every bathroom, the kitchen and the laundry. That is a direct opening into the building's waste stack, and it explains the smell and the sudden insects in a flat nobody has lived in. Run each outlet for a minute and pour a jug of water down every floor gully.

Should I get pest control before moving into a new apartment in Dubai?
Yes, and it is the cheapest treatment you will ever buy for that property. Open every under-sink cabinet and look at the gaps around the pipe penetrations, check behind and under the kitchen appliances, look along the wall-floor junction for pepper-like faecal specks, smell the bathroom floor drains for a dry-trap sewer odour, inspect the AC condensate drain entry point, step onto the balcony and AC platform to check for pigeon nesting and droppings, and look at wooden door frames and skirting for mud tubes. Is a new build safe from pests?
Not automatically. Newly handed over towers in Dubai often have active cockroach movement through shared risers and service ducts before anyone has cooked a meal, because construction debris, site canteens and unsealed penetrations feed the population during the build. Ground-floor units and villas near fresh landscaping also pick up ants and, in some communities, termite pressure. A new unit usually needs less work, not none.
