What you get
Termite treatment in the UAE requires a different approach depending on the species and how the infestation has progressed. We do not offer one-size-fits-all treatments — every termite job starts with an inspection that determines the colony's entry point, spread, and the most appropriate treatment method.
- Inspection — Full property survey for mud tubes, frass, hollow timber, moisture damage, and swarmer evidence
- Soil barrier treatment — Fipronil or bifenthrin injected into soil around the foundation perimeter. Termites pass through the treated zone and carry the chemical back to the colony
- Wood treatment — Boron-based formulas applied to exposed structural timber. Prevents future attack and kills any active surface infestation
- Baiting station installation — Stations installed in the soil at intervals around the property perimeter. Termites feed on and transfer the bait through the colony
- Annual monitoring contract — Quarterly station checks + bait replenishment. The most cost-effective long-term protection for UAE villas
- Written warranty — Soil barrier treatments warranted for 5 years with annual inspection

WhatsApp a photo Signs of termite infestation
- Mud tubes — Brown pencil-width tunnels running along walls, foundations, or timber. This is the most definitive sign.
- Hollow-sounding timber — Tap structural beams, door frames, and skirting boards. A hollow resonance where there should be solid wood means active termites.
- Frass — Fine wood pellets accumulating near skirting, door bases, or window frames. Drywood termites push frass out of exit holes.
- Swarming — Winged termites ("alates") emerging from walls in spring, particularly after rain. They shed wings immediately after swarming — finding discarded wings indoors is a clear sign.
- Blistered paint or buckling floors — Termites feed on timber under floor coverings or wall finishes, leaving air pockets that deform surfaces.
Where termites are most common in the UAE
Termite risk in the UAE is concentrated in specific geographic and property types:
- Ras Al Khaimah villas — Highest incidence in the UAE. Sandy, moist soil near agricultural and irrigated land creates ideal subterranean termite conditions.
- Al Ain villa communities — Elevated risk near the oasis system and date palm groves. Irrigation keeps soil moisture consistently high.
- Arabian Ranches and Jumeirah Park (Dubai) — Sandy soil, irrigation systems, and mature landscaping.
- Abu Dhabi suburban villas — Khalifa City and MBZ City villas in sandy, irrigated soil.
- Older Dubai villas — Properties in Jumeirah, Umm Suqeim, and Mirdif with mature gardens.
Treatment options compared
| Method | Best for | Duration | Approx. cost |
| Soil barrier | Active infestation, prevention | 5 years | AED 1,500–3,500 |
| Baiting stations | Ongoing prevention, monitoring | Annual renewal | AED 800–1,500/yr |
| Wood treatment | Exposed structural timber | Permanent | AED 400–1,200 |
| Spot treatment | Early-stage, localised infestation | 1–2 years | AED 600–1,200 |
"A termite colony we found in a Jumeirah villa had been active for at least 18 months before the owner noticed. The structural remediation cost more than the treatment would have if they'd called when they first saw the swarmer wings in spring."
Termite inspection starts at AED 300.

How do I know if I have termites?
Key signs: mud tubes (pencil-width brown tunnels) running along walls or foundations; hollow-sounding timber when tapped; frass (tiny wood pellets) near skirting or door frames; swarming winged insects in spring; buckling or blistering paint on walls or floors. If you see any of these, WhatsApp us a photo immediately.
Do termites occur in Dubai apartments?
Rarely. Termites need soil contact and timber to establish — most Dubai apartments have neither. Termite infestations are almost exclusively in villas, townhouses, and low-rise buildings in contact with soil. If you're in an apartment and see mud tubes, they're almost certainly entering from a ground-floor utility area.
How much does termite treatment cost in Dubai?
Termite treatment is priced after inspection because severity, property size, and access vary significantly. Typical range for a 3–4BR villa is AED 1,500–4,000 for initial treatment, plus AED 800–1,500/year for a baiting station contract. WhatsApp us for an inspection quote.
Will I need to leave the property during termite treatment?
For soil barrier treatment (fipronil or bifenthrin injection), no — these are applied to exterior soil around the foundation. For spot wood treatment indoors, you'll need to vacate treated rooms for 4 hours. Full fumigation is rare and only used for severe structural infestations.
