For most Dubai apartments, expect to pay AED 250-750 for a single-pest treatment, and AED 800-2,200 for villa or multi-pest jobs. Annual contracts covering all common pests run AED 800-2,400 depending on property size.
Quotes under AED 200 almost always mean one thing: a single fogging session with no follow-up and a 7-day "warranty" that's worth nothing.

WhatsApp for quote Pest control charges explained: what you are actually paying for
Pest control charges look arbitrary from the outside. Two companies quote for the same two-bedroom flat in the same building and one says AED 99 while the other says AED 350. Nothing on either quote explains the gap. Here is where the money in a proper job actually goes.
| Cost component | What it covers | Rough share of a AED 350 job |
| Technician time on site | A real cockroach treatment is 45 to 90 minutes: inspecting harbourage points, pulling out the cooker and fridge, treating pipe entries and cabinet interiors, placing bait, and writing the report. A fogging pass is 20 minutes. | 35 to 45% |
| Product | Licensed gel baits and residual concentrates cost several times what a general-purpose aerosol costs. Bed bug and termite products are the most expensive of all. | 10 to 20% |
| The follow-up visit | A second attendance, usually day 14, with its own travel, labour, and product. It is a whole second job priced into the first number. | 20 to 25% |
| Warranty cover | A 90-day warranty is a commitment to come back free of charge. The company prices in the percentage of jobs that will need that return. | 5 to 10% |
| Licensing and insurance | Dubai Municipality licence fees, technician certification, liability insurance, and correct pesticide storage and disposal. Fixed overhead spread across every job. | 10 to 15% |
Read that table and the AED 99 quote stops being a bargain and starts being a description. At that price there is no follow-up visit, because a second attendance alone costs more than the whole quote. There is no meaningful warranty, because honouring one would wipe out the margin. And the treatment itself is almost always a single fogging pass, which kills the insects flying and walking in the open at that moment and does nothing to the population living behind the kickboards.
The other thing the cheap number hides is the second booking. A fogging-only cockroach job typically holds for two to three weeks, then the population rebuilds from the harbourage that was never treated. Two AED 99 visits plus a third at AED 350 when you finally give up is more expensive than doing it properly once. Exterminator prices in Dubai are not really a scale from cheap to expensive, they are two different products sold under the same name. Our cheap pest control guide goes through what the budget end actually buys.
Searching for pest control near me: how to compare quotes properly
Most people start with a map search and pick from whatever is closest. Proximity is close to irrelevant for this trade. Dubai is well served, technicians drive between areas all day, and a company based in Al Quoz will reach JVC or Deira as quickly as the one two streets away. What separates a good quote from a bad one is what is inside it. Run every quote through these five questions before you compare the numbers.
- What treatment method is included? For cockroaches you want gel bait plus a residual application, not a fogging pass. For bed bugs you want a residual spray with steam or heat on the harbourage points. If the answer is vague, or the word "spray" is doing all the work, the quote is for the cheap version.
- Is a follow-up visit included, and on which day? This is the question that most cleanly separates the two tiers. A proper bed bug job returns on day 14 to catch the nymphs hatching from eggs the first visit could not kill. A cockroach job should return to check and top up bait. "We come back if there is a problem" is not a follow-up.
- How long is the warranty, and will you put it in writing? Seven days is a marketing line. Thirty days is the sensible minimum. Ninety days is what a company offers when it expects the treatment to hold. Ask for it on the invoice or a warranty card, because a verbal warranty is unenforceable.
- Do you hold a current Dubai Municipality pest control licence? Applying pesticides commercially without one is illegal. Ask for the licence number and the expiry date. A legitimate operator sends it without hesitating. See municipality approved pest control for what the licence actually certifies.
- Is this a fixed price or an estimate? Get confirmation that the number will not move once the technician is standing in your kitchen. The classic pattern is a low phone quote followed by an on-site reassessment to "severe infestation" pricing, at the point where you have already taken the morning off work.
Two practical notes on top of that. First, ask whether the quote covers the whole property or a room count, because per-room pricing on a two-bedroom flat with two bathrooms adds up fast. Second, a company that will not answer these in writing over WhatsApp is telling you how the rest of the job will go. If you want to skip the exercise, send us your area, pest type, and property size and you will get a fixed number with the follow-up and warranty stated up front.
Yearly contract or pay per visit?
A pest control yearly contract in Dubai normally covers four visits, one per quarter, plus call-outs between visits if something reappears. Whether it saves you money comes down to how many treatments you would book anyway.
| Your situation | Better option | Rough yearly spend |
| High-floor apartment, no history of pests, no garden | Pay per visit, book only when needed | AED 250 to 700 |
| Apartment in an older or shared-duct building | Annual contract, the building keeps re-seeding the problem | AED 800 to 1,400 |
| Villa with a garden | Annual contract, roughly 30 to 40% cheaper than four separate bookings | AED 1,400 to 2,800 |
| Restaurant or food premises | Monthly contract, it is effectively a compliance requirement | From AED 4,000 |
Two things to check before signing any annual contract: whether call-outs between scheduled visits are included or billed separately, and whether the price covers all common pests or only the one you originally called about. For how often your specific property actually needs treating, see how often you need pest control in Dubai.
What drives cost up or down
- Severity: A light infestation costs significantly less than an established colony. We assess honestly; you won't pay for more than you need.
- Property size: Priced by coverage area and number of rooms, not a flat rate per property type.
- Pest type: Ants and silverfish are the least expensive. Bed bugs and termites are the most expensive due to specialist equipment, two-visit protocols, and longer warranty periods.
- Number of follow-up visits: A bed bug treatment quoted at AED 200 has no follow-up. A proper treatment (AED 350+) includes the day-14 visit that breaks the egg cycle. The cheaper quote usually results in a second call.
- Plumbing sealing: Included in our cockroach treatments. Operators who skip this charge less upfront and more overall.
- Warranty length: 7 days is marketing. 30 days is standard minimum. 90 days is what real treatment confidence looks like.
Apartment vs villa pricing
Villa pest control costs roughly 2-3x more than apartments for three reasons: larger treated area, multiple pest pressures (cockroaches indoors, ants from garden edges, occasional rodents), and perimeter treatment of exterior walls and garden beds. For villas, an annual contract is usually 30-40% cheaper than four separate single-visit bookings.
Red flags in cheap quotes
- "AED 99 special": A single fogging session. Takes 20 minutes. The population rebuilds in 2-3 weeks.
- No follow-up visit for bed bugs: Any bed bug quote without a day-14 follow-up is incomplete. Bed bug eggs incubate for 6-10 days.
- "Per room" pricing without sqm clarity: "AED 75 per room" sounds cheap until they charge for the bathroom separately.
- Cash only, no DM license visible: Every legitimate pest control company must hold a Dubai Municipality pest control license. Ask for it.
- No written report or warranty card: Verbal warranties mean nothing.
Pest control prices in Sharjah and Ajman
Sharjah and Ajman prices are comparable to Dubai, within 10-15% of the figures above. The treatment methodology, products, and warranty terms should be identical. Operators charging significantly less are typically cutting corners on follow-up visits or warranty coverage.

WhatsApp now FAQ
Is pest control in Dubai negotiable?
Marginally, for annual contracts on large properties, 5-10% is typical. Single-visit jobs are mostly fixed-price. Operators who heavily negotiate often have inflated margins built in to absorb that conversation.
Should I pay before or after the job?
Reputable operators (us included) ask you to pay after the job is complete, cash, card, or bank transfer. Full payment in advance is a red flag, especially for first-time bookings.
Are there inspection fees?
No. We quote from information provided over WhatsApp, pest type, area, property size, and ideally a photo. We only insist on a site visit for villas over 5,000 sqft or suspected termite structural damage.
Can I get a combined cockroach and ant treatment?
Yes, multi-pest treatments are usually 15-20% cheaper than two separate bookings. WhatsApp us and specify both pests; we'll quote accordingly.
How much do pest control companies charge in Dubai?
Most Dubai companies charge AED 250 to 750 for a single-pest apartment treatment and AED 800 to 2,200 for a villa or multi-pest job. Annual plans of four visits run AED 800 to 2,800. The charge covers the technician's time on site, the product, the follow-up visit, the warranty period, and the licensing and insurance a legitimate operator carries. That is why an AED 99 quote and an AED 350 quote are not the same service: the cheap one is normally one fogging session with no return visit and no warranty worth claiming on.
What should I ask before booking pest control near me?
Five questions. What treatment method is included, gel bait and residual or spray only? Is a follow-up visit included, and on what day? How long is the warranty, and will you put it in writing? Do you hold a current Dubai Municipality pest control licence? And is this a fixed price or an estimate that can change once the technician is on site? Being physically close to you matters far less than being licensed and including the follow-up.
