The Dubai cockroach problem

The dominant cockroach species in Dubai apartments is the German cockroach (Blattella germanica). Unlike the large American cockroach (which enters from outside), German cockroaches live permanently indoors, in the warmth behind refrigerators, inside cabinet hinges, and in the void spaces around plumbing under sinks.

German cockroaches are harder to eliminate than any other household cockroach because they breed rapidly (one female produces up to 400 offspring in her lifetime), they have good resistance to many common insecticides, and they rarely venture into open areas, which means contact-kill sprays often miss most of the colony.

What actually kills cockroaches: methods ranked

Every cockroach treatment sold in Dubai falls into one of five categories. The difference that matters is not how fast a method kills what you can see, but whether it reaches the colony you cannot see. Ranked from most to least effective for a German cockroach infestation in an apartment:

Gel bait: the most effective single method

Gel bait (applied in small dots inside cabinets, under appliances, and around plumbing voids) is consistently the most effective cockroach control method for Dubai apartments. Here's why:

• Colony transfer: Cockroaches that consume the bait excrete it in their frass (droppings) and pass it to others during feeding. A cockroach that never touches the bait directly still dies from secondary exposure.
• Targets harbourage areas: Applied directly where cockroaches live and feed, not in open spaces they rarely visit.
• No odour, no need to vacate long-term: Most gel applications don't require extended absence.
• Effective on resistant populations: Newer bait formulations (Advion, Maxforce) use active ingredients with different modes of action from common spray resistance.

The limitation of gel bait alone: it works on feeding adults and nymphs but has no direct effect on eggs. A follow-up inspection at 14 days is essential to assess the egg hatch and apply additional bait if needed. Residual insecticide spray

Residual spray (applied to skirting boards, wall-floor junctions, behind furniture, and around entry points) provides a contact-kill barrier that remains active for 4-12 weeks depending on the product.

Residual spray works best as a perimeter treatment to catch cockroaches moving between rooms or entering from neighbouring units, not as a primary elimination method. Applied alone without bait, it kills individual cockroaches but leaves the colony in place. It's most effective when used alongside gel bait: bait eliminates the colony; spray prevents reinfestation via perimeter entry.

In Dubai's shared-wall apartments, sealing the plumbing entry points under kitchen sinks and behind bathroom pipes is as important as the chemical treatment. Cockroaches re-entering from adjacent units will rebuild a treated population within weeks if entry points aren't sealed.

Fumigation (fogging): when it works and when it doesn't

Fumigation (thermal or chemical fogging) is the most commonly offered and least effective cockroach treatment for German cockroaches in apartments. Here's the issue:

• Contact-kill only: Fog kills cockroaches it touches during the treatment window. It has no residual effect; once the fog disperses (within hours), no ongoing protection remains.
• Doesn't penetrate harbourage: Cockroaches in wall voids, inside appliances, and deep in cabinet spaces are largely unaffected. Fog reaches open surfaces; the colony is not in open surfaces.
• No colony transfer: Unlike gel bait, fumigation provides no mechanism to reach cockroaches that don't contact the fog directly.
• Eggs survive: Cockroach egg cases (oothecae) are resistant to most fumigation products. A treated property with active egg cases will have a new population in 2-4 weeks.

Fumigation is appropriate for: German cockroach populations in open commercial kitchens (where gel bait placement is impractical due to cooking surfaces); large American cockroach infestations in roof spaces or external areas; situations requiring immediate knockdown before a detailed treatment is applied. It is not an appropriate standalone treatment for German cockroaches in apartments.

Why combination treatment beats any single method

The most effective cockroach treatment combines:

1. Gel bait in harbourage zones: eliminates the colony via transfer effect
2. Residual spray on perimeter surfaces: prevents reinfestation from neighbouring units
3. Plumbing and entry point sealing: closes the access routes under sinks and around pipes
4. Follow-up at 14 days: assesses egg hatch and applies additional bait where needed

Why cockroach treatments fail in Dubai

Most people who call us about cockroaches have already had the flat treated at least once, sometimes twice. The treatment itself was usually not the problem. Five specific failure modes account for nearly all of it.

• The colony lives in the shared plumbing riser, not your flat. In a tower block, the vertical service shaft behind the kitchen and bathroom walls connects every unit in the stack. German cockroaches use it as a highway with permanent harbourage, warmth and moisture. Treat your kitchen perfectly and the riser population simply repopulates it. This is the single biggest reason single-flat treatments fail in Dubai, and it is why the answer is often a building-level job coordinated through management rather than another spray in your kitchen.
• Spraying over the gel bait. Residual insecticide applied on top of, or immediately around, a gel placement contaminates it. Cockroaches avoid treated surfaces, so they never reach the bait, and the one mechanism that would have reached the colony is switched off. Technicians working fast (or a resident spraying their own aerosol a day later) do this constantly. Bait and spray belong in different zones, not the same one.
• Cleaning the bait away. Gel dots inside cabinet hinges and under the sink look like dirt. A deep clean two days after treatment removes them, and so does a housekeeper who was never told they were there. Tell whoever cleans the flat exactly where the placements are and leave them alone for at least three weeks.
• Stopping at one visit and missing the egg hatch. Cockroach egg cases (oothecae) are sealed capsules that resist insecticide almost entirely, and a female often carries or glues one in a void where nothing reaches it. Those eggs hatch roughly 2 to 4 weeks after treatment. A one-visit job kills the adults you had and hands the flat to the next generation. The follow-up exists to meet that hatch.
• Re-entry from neighbouring units. Even without a riser population, cockroaches walk in under the front door, through unsealed pipe collars, along cable trunking, and inside cardboard delivery boxes and grocery bags. If the flat next door has an active infestation and no intention of treating it, your treatment needs a maintained perimeter, not just a one-off clearance.

There is also a competing-food problem worth naming. Gel bait only works if it is the most attractive food available. Crumbs behind the toaster, an open bin, pet food left down overnight and grease behind the cooker all compete with it directly. Bait plus a clean kitchen works; bait alone in a kitchen with easier food usually does not.

DIY vs professional treatment

Shop-bought cockroach killers: what works and what does not

Search for the best cockroach killer and you will be sold five product categories. Only one of them earns its shelf space. Here is an honest assessment of what you can buy in Dubai supermarkets and hardware shops.

Retail gel bait. The one genuinely useful consumer product. Combat, Raid Max Gel and the syringe-style baits sold in Ace and Carrefour use the same class of active ingredient as professional gel, at lower concentration. On a light infestation they work. The catch is that placement matters far more than the product: most people squeeze a fat stripe along the skirting board where cockroaches never feed. Apply rice-grain sized dots, 20 to 30 of them in a kitchen, inside cabinet hinges, under the sink lip, behind the fridge motor housing, along the underside of drawer runners and in the gap where the worktop meets the wall. Small dots, many places, in the dark warm spots.

Boric acid. Works, slowly. Cockroaches pick it up on their legs and ingest it while grooming, dying over several days to a fortnight. Three conditions decide whether it does anything: it must be a barely visible film rather than a heap (a pile gets walked around, not through), it must stay completely dry, which rules out exactly the damp under-sink zones cockroaches favour, and it must be kept away from food preparation surfaces, children and pets. Treat it as a void and crack product, not a headline treatment.

Bait stations. Sealed plastic discs are safer around children and pets than loose gel, which is their real advantage. Their weakness is arithmetic: a pack gives you four or six placement points where an infested kitchen needs twenty or more, and cockroaches will not cross a room to reach one. Useful as a supplement or in a household where open gel is not appropriate, not as the main effort.

Aerosol sprays and bug bombs. Avoid. They are repellent, which means they scatter a contained colony into wall voids, adjoining rooms and neighbouring flats. Worse, the residue they leave behind keeps cockroaches away from surfaces for weeks, which sabotages any gel bait applied afterwards, whether it is yours or ours. If you have already used them, tell the technician: it changes where the bait can usefully go.

Ultrasonic repellers. No credible evidence that they do anything to cockroaches. Independent testing has repeatedly failed to show any effect on infestation levels. Save the money.

The realistic ceiling on shop-bought products is a light, early, single-room problem.
