The dominant cockroach species in Dubai apartments is the German cockroach (Blattella germanica). Unlike the large American cockroach (which enters from outside), German cockroaches live permanently indoors, in the warmth behind refrigerators, inside cabinet hinges, and in the void spaces around plumbing under sinks.
German cockroaches are harder to eliminate than any other household cockroach because they breed rapidly (one female produces up to 400 offspring in her lifetime), they have good resistance to many common insecticides, and they rarely venture into open areas, which means contact-kill sprays often miss most of the colony.

The limitation of gel bait alone: it works on feeding adults and nymphs but has no direct effect on eggs. A follow-up inspection at 14 days is essential to assess the egg hatch and apply additional bait if needed. Residual spray (applied to skirting boards, wall-floor junctions, behind furniture, and around entry points) provides a contact-kill barrier that remains active for 4-12 weeks depending on the product.
Residual spray works best as a perimeter treatment to catch cockroaches moving between rooms or entering from neighbouring units, not as a primary elimination method. Applied alone without bait, it kills individual cockroaches but leaves the colony in place. It's most effective when used alongside gel bait: bait eliminates the colony; spray prevents reinfestation via perimeter entry.

Fumigation (thermal or chemical fogging) is the most commonly offered and least effective cockroach treatment for German cockroaches in apartments. Here's the issue:
Fumigation is appropriate for: German cockroach populations in open commercial kitchens (where gel bait placement is impractical due to cooking surfaces); large American cockroach infestations in roof spaces or external areas; situations requiring immediate knockdown before a detailed treatment is applied. It is not an appropriate standalone treatment for German cockroaches in apartments.

Most people who call us about cockroaches have already had the flat treated at least once, sometimes twice. The treatment itself was usually not the problem. Five specific failure modes account for nearly all of it.
There is also a competing-food problem worth naming. Gel bait only works if it is the most attractive food available. Crumbs behind the toaster, an open bin, pet food left down overnight and grease behind the cooker all compete with it directly. Bait plus a clean kitchen works; bait alone in a kitchen with easier food usually does not.

Retail gel bait. The one genuinely useful consumer product. Combat, Raid Max Gel and the syringe-style baits sold in Ace and Carrefour use the same class of active ingredient as professional gel, at lower concentration. On a light infestation they work. The catch is that placement matters far more than the product: most people squeeze a fat stripe along the skirting board where cockroaches never feed. Apply rice-grain sized dots, 20 to 30 of them in a kitchen, inside cabinet hinges, under the sink lip, behind the fridge motor housing, along the underside of drawer runners and in the gap where the worktop meets the wall. Small dots, many places, in the dark warm spots.
Boric acid. Works, slowly. Cockroaches pick it up on their legs and ingest it while grooming, dying over several days to a fortnight. Three conditions decide whether it does anything: it must be a barely visible film rather than a heap (a pile gets walked around, not through), it must stay completely dry, which rules out exactly the damp under-sink zones cockroaches favour, and it must be kept away from food preparation surfaces, children and pets. Treat it as a void and crack product, not a headline treatment.
Bait stations. Sealed plastic discs are safer around children and pets than loose gel, which is their real advantage. Their weakness is arithmetic: a pack gives you four or six placement points where an infested kitchen needs twenty or more, and cockroaches will not cross a room to reach one. Useful as a supplement or in a household where open gel is not appropriate, not as the main effort.
Aerosol sprays and bug bombs. Avoid. They are repellent, which means they scatter a contained colony into wall voids, adjoining rooms and neighbouring flats. Worse, the residue they leave behind keeps cockroaches away from surfaces for weeks, which sabotages any gel bait applied afterwards, whether it is yours or ours. If you have already used them, tell the technician: it changes where the bait can usefully go.
Ultrasonic repellers. No credible evidence that they do anything to cockroaches. Independent testing has repeatedly failed to show any effect on infestation levels. Save the money.
The realistic ceiling on shop-bought products is a light, early, single-room problem. Once cockroaches are visible in daylight, present in more than one room, or coming from the plumbing riser, the gap between retail and professional product concentration stops being the deciding factor and access to harbourage does.
