Cockroaches — gel bait vs spray

For German cockroaches (the small, fast species living in Dubai apartment kitchens), gel bait consistently outperforms aerosol spray for DIY use.

Gel bait (recommended)

Products: Raid Max Gel, Combat Gel, Maxforce (if available). Apply small dots (pea-sized) inside cabinet hinges, under the sink, behind the refrigerator, and around pipe entry points. Do not clean these areas for 2 weeks — the bait transfers through the colony via feeding and fecal contact. Reapply if the bait dries out (check every 5–7 days).

Gel bait works on cockroaches that never directly contact the bait, making it far more effective for colony elimination than spray.

Aerosol spray (limited use)

Consumer sprays (Baygon, Raid) kill on contact but provide limited residual effect and don't reach cockroaches in harbourage areas. Useful for immediate knockdown of visible cockroaches — not effective for eliminating a colony. The risk of overuse: cockroach populations in Dubai are increasingly resistant to pyrethroid-based sprays, which are the active ingredient in most consumer products.

What not to do

• Don't combine gel bait and spray in the same area — the spray's repellent effect prevents cockroaches from approaching and consuming the bait.
• Don't use boric acid in wet areas under sinks — it loses efficacy when wet and can create slippery surfaces.
• Don't seal entry points before treating — trap cockroaches inside with bait rather than pushing them into walls where they're inaccessible.

Ants — why spray fails

Ant spray kills foragers (the ants you see) but does nothing to the colony — which can be thousands of individuals including multiple queens, living in the wall or outside the building. Kill the foragers and the colony sends more.

The effective DIY approach for ants is the same as cockroaches: ant gel bait. Ants carry gel bait back to the colony and feed it to the queen. Colony elimination takes 5–14 days. Available options in UAE supermarkets: Raid Ant Gel, Combat Ant Bait. Apply along ant trails, not in random spots.

For outdoor ant trails in villa gardens entering through the perimeter, granular bait (Maxforce Granular — sold in some garden centers) is more effective than gel as it's rain-resistant and accessible to ground-foraging species.

Drain flies — the right DIY fix

Drain flies breed in the organic biofilm inside drain pipes — not on surfaces you can spray. Consumer aerosol spray kills adults on contact but leaves the larval population in the drain completely untouched. The population rebuilds within days.

The effective DIY fix: enzyme-based drain cleaner (BioKleen or similar, available at Carrefour). Enzyme cleaners break down the biofilm that drain fly larvae live in. Apply per the instructions and follow with boiling water after 20 minutes. Repeat every 2–3 days for 2 weeks.

Also treat your AC condensate drain line — a thin plastic tube exiting near your AC unit. This is the most commonly overlooked drain fly breeding source in Dubai apartments. Flush monthly with diluted bleach (1 part bleach, 10 parts water).

Bed bugs — why DIY rarely works

Bed bug DIY treatment has a low success rate for one reason: egg survival. Consumer spray products can't penetrate the waxy egg casing, and most consumer aerosols have weak residual activity. You'll kill visible adults and nymphs, but hatching eggs will produce a new population in 2–3 weeks.

DIY has a chance only in the very earliest stage — a single bug or two found before an established colony forms. At this stage: wash all bedding at 60°C, dry on high heat for 30 minutes, and encase the mattress immediately. If you see more than 3–4 bugs, evidence of bites over multiple nights, or black spotting (fecal staining) on mattress seams, call a professional.

Bed bug infestations in Dubai are more common than most people realise, particularly in areas with high tenant turnover (International City, Discovery Gardens, shared accommodation buildings). Second-hand furniture is the primary acquisition route.

Rodents — traps vs bait stations

For a single mouse: snap traps (Victor or similar, available at hardware stores) baited with peanut butter are the most effective and fastest option. Place along wall edges — mice move along walls, not across open floors. Check daily and reset.

For rats or confirmed rodent entry: DIY is typically insufficient for two reasons. First, rats are significantly more cautious about new objects (bait shyness) and often avoid traps for several days. Second, the entry point needs to be identified and sealed — without that step, new rodents replace trapped ones within days.

Rodenticide bait stations (sold in UAE hardware stores) work but require careful placement away from children and pets, and carcass management — a rat consuming rodenticide may die in a wall cavity. For apartments, professional treatment with bait stations placed in tamper-resistant housing is both more effective and safer.

Prevention: the cheapest pest control

Prevention costs less than reactive treatment in every case:

• Seal gaps under kitchen sink — The single most effective cockroach prevention step in Dubai apartments. Any gap around pipe penetrations wider than 6mm is an entry point. Silicone sealant, AED 15 from any hardware store.
• Fix dripping taps and slow drains — Moisture is the primary attractor for cockroaches, ants, and drain flies. A dripping pipe under the sink creates the conditions for reinfestation within weeks of treatment.
• Monthly enzyme drain treatment — 15 minutes a month prevents drain fly establishment in all drains including the AC condensate line.
• Don't leave standing food overnight — Especially in studios and small kitchens where cockroach activity is highest.
• Inspect second-hand furniture — Check all joints, seams, and the mattress border tape before bringing used items into the property. This is the step that prevents bed bug introductions.

When to call a professional

DIY is the right first step for light infestations. Call a professional when:

• The problem has persisted for more than 4 weeks despite DIY treatment
• You see cockroaches during the day (daytime activity indicates an overcrowded, established colony)
• You have any confirmed bed bug sighting beyond a single bug
• You have rodent entry from outside rather than a single wandering mouse
• You have drain flies in multiple rooms simultaneously
• The property is a commercial kitchen — DM compliance requirements mean DIY isn't an option

Professional treatment for a Dubai apartment typically costs AED 250–500 for standard pest types — comparable to what most people spend on multiple rounds of ineffective DIY products before giving up and calling anyway.
